Introduction to landlords

These notes are intended to provide you with guidance on the various types of accommodation required by students. It is essential that you read and understand the notes fully. If you have any questions please do not hesitate to contact us.

The law governing the letting of any type of property is complex and prospective landlords should seek specialised legal advice if they are unsure of their responsibilities and obligations.

Queen Mary Private Lettings acts as an advertising service, passing on your property information and giving advice concerning privately rented accommodation to landlords and students. It should be clearly understood that we are unable to accept any legal responsibility or exercise any disciplinary control over the student(s) if disputes arise. This said however, problems are rare or simply a matter of misunderstanding, in such cases we are usually able to arbitrate to find an acceptable solution for both parties.

If you have a mortgage you will need permission from your lender before renting the whole property or a room within it. Some mortgage agreements prohibit the subletting of properties, but in most cases approval to let is readily given. Subletting may well affect your buildings insurance cover and in extreme cases it has been known that properties have been repossessed by the mortgager, where conditions of the mortgage have been contravened, this particularly applies in the case of leasehold properties.

As a landlord you must ensure your property is correctly insured. This means you will need landlord liability, building and contents insurance. The tenant(s) will have their own personal possessions insurance.

To ensure that we only advertise good quality, well-managed accommodation we require all landlords who wish to let their properties through our service to sign up to the the Queen Mary Code of Practice. You will need to download the relevant Code, sign and return it to us before your property advert is activated.
