I have a whole house/flat to let to a group (non-resident landlord)

Vacant furnished accommodation is required by students who wish to live together as a group, in a house or flat, where they have exclusive use of all the facilities. The students also take full responsibility for all gas and electricity consumed (and in some cases the water rates). The peak period of demand for vacant properties is between June and September each year. The letting is on an Assured Shorthold Tenancy basis, these can be obtained from any legal stationers or free from the Government website or the National Residential Landlords Association (if you register for Associate Membership). If you have any special requirements or clauses that you wish to include, please consult a solicitor to draw up your Assured Shorthold Tenancy.

The landlord should note the student's full name, home address, telephone number, and request to see a copy of their Certificate of Attendance. It is also useful to request a previous landlord reference letter to ascertain a tenant’s responsibility to pay rent and their behaviour. If the student has been a resident in University housing you can request a reference from Housing Services.
